For a typical London flat or small house, allow 2–4 hours. Larger properties, older wiring or boards with a lot of circuits take longer — we would rather spend the extra hour than sample-test and miss something. Your engineer will give you a realistic window when they arrive.
We price by the number of circuits, because that is what actually drives the work. From £75 for studios and small flats (up to 6 circuits), from £109.99 for most 4–6 bed houses and HMOs (7–12 circuits), and a fixed written quote for larger or commercial installations. The price you are given is the price you pay — VAT included.
Landlords in England must have a valid EICR at least every 5 years, and a new tenancy should never start on an expired report. Owner-occupiers are advised to test every 10 years, and businesses commonly every 5 years or sooner depending on the environment. If your report recommends an earlier date, that date wins.
An unsatisfactory result means at least one C1, C2 or FI observation was recorded. It is not a disaster — it is a list. We explain each item in plain English, quote the remedial work within 24 hours, complete it, and re-issue your certificate. Landlords have 28 days from the report to get the work done.
Someone needs to give the engineer access to the consumer unit and every room. Power is switched off in stages while circuits are tested — usually a series of short outages rather than one long one.
